Bethlehem Zoning Board to Hear Appeal for Variance for Four Units on Eighth Avenue, Atiyeh Plan for Six Homes

Nov. 4, 2025

— Jeff Ward, Lehigh Valley News Briefs

An apartment building proposed for Eighth Avenue in Bethlehem has been scaled down to four units from six.

The plan is up for review by the City of Bethlehem Zoning Hearing Board on Nov. 19.

Martin Zawarski’s ABDA Properties on 8th seeks a 10-foot variance for lot width at 241 Eighth Ave., clearing the way for a four-unit, two-story building. The zoning ordinance requires a 90-foot width, according to ABDA’s request, but the lot is only 80 feet wide.

The development would have six parking spaces off-street (one a handicapped space) and three on-street spaces.

Over at 1224 Eaton Ave., Abe Atiyeh seeks variances to put six homes on a lot occupied by one now. Atiyeh plans two buildings, each with three townhouses.

The City of Bethlehem Zoning Hearing Board will meet at 6 p.m. Nov. 19 in Town Hall on Church Street to consider the ABDA request and others. Agendas are subject to change; check the city website before the meeting.
