St. Luke’s Team Presents More Details on Plan for Offices in Lower Saucon Just Across From Giant, Near Hellertown

The plan for medical offices has been kicking around for a few years.

St. Luke’s University Health Network provided more details of a proposed office complex in Lower Saucon Township, just south of the Hellertown border and across the street from the Giant grocery store.

Yes, another medical office in the Greater Hellertown Area. One from Jefferson Health (LVHN) near the northern end, one going into a former Rite-Aid store and now one just south of the borough.

The St. Luke’s development team provided additional details at last Thursday’s meeting of the Lower Saucon Planning Commission, about 65 pages of plans, old comments and some new stuff. See page 3 for the gist of it.

The goal is to combine three lots into a total of just over six acres. The land is between Leithsville Road (Route 412), Springtown Hill Road and Mount Pleasant Road.

The three-story building would have 30,000 square feet of office space and 150 parking spaces. The ground floor of the buliding would be covered parking, according to the plan from the committee meeting. Just after leaving Hellertown, the six acres are across from Giant.

The property is in a General Business District zone and a medical office is a permitted use, according to documents on the township website.

Additional comments over the lengthy document address traffic egress, lighting, police and fire notes, stormwater and more.

The plan has been around since at least 2024 and has been revised. Changes will be submitted to the Lehigh Valley Planning Commission.

The documents on the Lower Saucon website are from Hanover Engineering and Keystone Consulting Engineers.

The addresses given for the properties are 1865 and 1883 Leithsville Road, and 1980 Springtown Hill Road.
