I was walking around Broad Street in Bethlehem a week ago and again wondering why that street has never quite pulled its weight downtown. There are some interesting businesses on Broad Street, but also vacancies and it doesn’t have the same appeal as Main Street.

Lots of people walk north through historic downtown to the corner of Main and Broad, and don’t make that right turn. They cross Main and head back toward the old Moravian properties.

Perhaps that can change. Somebody sees potential, or at least cash flow, as the office building at 60 W. Broad St. (Broad and Guetter) has been sold for $5.1 million, according to Northampton County property records.

The buyer is listed as Buffalo Plaza, a limited liability corporation at the address of the Bethlehem office of law firm Benner, Trovato & Bender. Also at that address is The Barrett Group, a real estate firm. The seller was Posh Properties, a local property investor.

Here’s the Northampton County property page:

Here are some more details on the new owner:

Not far away, at the big building at 3 W. Broad St., there are some high-quality tenants, but also more than 14,000 vacant square feet. Perhaps that’s just a matter of “churn” and the spaces will get filled.

Photographed during a recent walk downtown. Sometimes just walking around is the best way to get a feel for what’s going on.

Broad Street may never have quite the charm of Main Street, but perhaps with some investment, it can create its own image and attract more visitors.

Don’t forget that one of 60 West’s tenants is our transit authority. A ground floor office is not usually open to the public, now that the nearby “BTC” in the first floor of the parking deck just north of it has re-opened customer-service offices for authority-only business (intercity buses that might still use the stop now require online ticket purchases)
