First Industrial Realty Trust, a Chicago-based owner and operator of warehouses, has found a tenant for more than a third of its new Palmer Township building.
First Industrial (NYSE:FR) has leased “54,000 square feet of its recently completed 151,000 square-foot First Park 33 Building I in the Lehigh Valley,” according to the company’s first-quarter earnings report.
That 54,000 square feet is about 1.25 acres of the entire building (3.5 acres). The tenant was not disclosed.
The First Park 33 plan is for four buildings on Newlins Mill Road in Palmer with total square footage of about 761,850 when complete. The buildings will range in size from 151,200 square feet to 210,600 square feet.
First Industrial cites the usual — location, location, location — for the development. The warehouses are within an 11-hour drive of 123.5 million people.
As an ad puts it, First Park 33 has “same day access to 36.8% of U.S. population” and “70.18% of Canadian population.”
Construction at First Park started in 2024.
