The old Dixie Cup plant in Forks Township may become a warehouse.
The township Board of Supervisors will hold a public hearing May 21 on developer Industrial VI Enterprises’ plan to build a warehouse at 605 Kuebler Road, according to a legal notice. The same item, identified as the Hillwood Warehouse, is also on tonight’s agenda of the Planning Commission.
That plan has been discussed for at least three years. Engineers discussed “the potential to redevelop the former Dixie factory at 605 Kuebler Road. The developer is looking to demolish the current structure and build a 468,000-square-foot warehouse,” according to minutes of the May 4, 2023, work session of the supervisors.
Northampton County records say Dixie Consumer Products is the owner of the 15-acre tract, and an adjacent 5-acre property. A warehouse is a conditional use in that area, which is zoned ID for Industrial Designation Zoning District. A conditional use is allowed, but the township may place conditions upon the development.
An earlier review by the township found that part of the property is in a floodplain, where the township doesn’t allow construction.
Not far away, 405 apartments are planned for the old Dixie Cup plant in Wilson Borough. A tax break for the landmark building drew lots of opposition at a recent Northampton County Council meeting.
The Board of Supervisors of Forks Township will meet at 7 p.m. on Thursday, May 21, at the municipal building, 1606 Sullivan Trail, according to a legal notice posted by the township.
