An office building in Hanover Township has been sold for $11 million, according to Northampton County records.
The industrial-park building at 57 S. Commerce Way was last sold in January 2024 for $9.5 million, so the price jumped about 16% in a little more than two years. An ad for the building touted how the Lehigh Valley is within a day’s drive of about 40% of the U.S. population.
The building is near the U.S. Postal Service office on Commerce Way.
The new owner is GKI II Lehigh Valley, a limited liability corporation based in New York City, and the seller was Denholtz Lehigh Valley, according to county records.

A real estate ad says the building covers 78,100 square feet on a 6.9-acre lot. Here’s the sales pitch, which is as usual about location, location, location:
“Part of the Denholtz Lehigh Valley light industrial portfolio, 57 S. Commerce Way is located off Route 22 and offer easy access to Route 33, I-78 and the Pennsylvania Turnpike (I-476). Its strategic location is within a day’s drive to nearly 40% of the U.S. population. This one-story, multi-tenant masonry building offers three spaces. Suite 120 is 6,015 sf with 1 dock door and 1 drive in door with 2,500 sf of office space. Suite 180 is 3,268 sf with 1 dock door with 700 sf of office space. Suite 240 is 22,800 sf with 3 dock doors and 1 drive in door with 1,500 sf of office space and the warehouse is fully conditioned space.”
The sale was recorded by Northampton County on May 8.
