Toll Brothers’ Horsham Development to Have Homes Starting at $1.6 Million

Back in Eco 101, we learned that prices provide information.

Think of that when politicians and do-gooders start talking about housing costs. They may try to talk prices down, to have a few “affordable” units here and there, but markets tend to win.

In the Lehigh Valley, watch the areas to our east toward New York and particularly to the south, toward Philadelphia, for real information on house prices.

Toll Brothers plans a 22-home development called Woodford Glen in Horsham, Montgomery County, where houses will start at $1.6 million. Not starter houses for most people.

The homes will be on one-acre sites and have 4,600 to 6,600 square feet of living space, with four to five bedrooms, four to six bathrooms, “chef-inspired kitchens” and lots of other expensive amenities.

So that’s the reality. While local officials talk about helping people buy houses, the builders — the real experts — are putting up seven-figure residences and those prices are spreading to the north, particularly in Lehigh County.

I don’t say that to fault local officials who like to talk about housing. I don’t doubt they are sort of sincere.

I do fault them for raising hopes that they can do things that, in fact, they don’t have the power to do. Here’s a look at the result of a lot of time and money spent on talking about housing.

Shares of Toll Brothers (NYSE:TOL) last traded at $141.89, giving the company a market capitalization of $13.1 billion.
