Last week, I wrote about the $158 million sale of a warehouse on Gun Club Road in Upper Nazareth Township. I was on vacation and cranked out a short item on my phone.
Since then, I’ve looked into the new ownership and it appears that Brookfield Asset Management is the acquirer. That company in turn is majority-owned by Brookfield Corp., a Toronto-based investment company that operates globally.
Northampton County property records list the buyer as BV1 East Valley Logistics Park, a limited liability corporation. LLCs are often formed to hold real estate.
The address of the new owner is given as 225 Liberty St., Floor 8, in New York City’s Financial District. That matches the address of Brookfield Asset Management.

“We are a leading global alternative asset manager, headquartered in New York, with over $1 trillion of assets under management across infrastructure, renewable power and transition, private equity, real estate and credit,” according to Brookfield Asset Management’s website.
Alternative investments can include real estate, private equity, commodities, collectibles. They are alternatives to the traditional investments in cash, bonds and stock, and can provide high returns and diversification, but also can be illiquid (not easy to sell) and require management.
There is a warehouse that is just over 1 million square feet on the 83-acre property at 3363 Gun Club Road in Upper Nazareth .

A warehouse in Upper Nazareth Township has been sold for $158 million, according to Northampton County records.
The sale of the 83-acre property at 3363 Gun Club Road ranks among the biggest deals in Lehigh Valley history. The county recorded the sale Feb. 18.
The county lists the warehouse at the site at just over 1 million square feet.
The buyer is BV1 East Valley Logistics, a limited liability corporation in New York City.
The seller was NP Gun Club Building.
The site is leased by warehouse company Western Post.
The sale does not indicate a change in use. Some transactions are just exchanges of cash flows.

Brookfield is also the majority owner of a 450,000 ft2 warehouse on 37 acres on Edge Rd in the Borough of Alpha.
