A 16-unit apartment building is proposed for the intersection of East Boulevard and North Boulevard in Bethlehem.
The city Planning Commission will review the development on July 9. The project owner is Domenic Villani, according to documents on the city website.
The area is near commercial properties on Easton Avenue and Stefko Boulevard, but the neighborhood consists mostly of single-family homes.
The project is called East Boulevard Crossing. As proposed, it would be a three-story building at 1405 North Blvd., with 16 units. The plans refer once to 18 units but multiple other references say 16 units.
The apartments would be right at the corner of East and North boulevards, with 21 parking spaces behind the building, off East Boulevard, and three spaces off North Boulevard.
“There is street parking available” in addition to spaces the developer would provide, and a LANTA bus route goes down East Boulevard.
Villani bought the property in 2021 for $260,000, according to Northampton County records.
The Bethlehem Planning Commission will review the proposed East Boulevard Crossing development at a meeting at 5 p.m. on Thursday, July 9, at Town Hall. Meeting agendas are subject to change. Check the city website closer to the date.


Yeah, that surely blends right into the neighborhood! Just what we need, more apartments, more people, more traffic! As if East Blvd/North Blvd isn’t busy enough!! I thought the units that went in where Stefano’s was, and the units going in at the corner of Linden St and Butztown Rd were crazy!! What are the chances this gets approved? Pretty high is my guess!!

When someone buys a property, they are allowed to build whatever they want, as long as it follows the zoning code, and in larger developments, the SALDO. There is no cabal of people saying “let’s build more apartment buildings!” It’s basically how building in America works. The Planning Commission acts as an advisory body to City Council, except for SALDO issues. The Zoning Commission’s rulings are binding. It is economic forces that are driving the construction of all these apartment buildings-that is capitalism. Kind of like the Borg.

Oh come on, Jeff, there certainly are people wanting to to build more apartment buildings or else what we are seeing in a three mile radius in Bethlehem wouldn’t be happening. Villani could easily build two nice family homes on that lot, but he — like all “developers” are going the apartment route because that will generate more income. Zoning has to be changed and we, the voters, must begin to demand it be done by our Commonwealth representatives and then by our city and township governments.

the city has never seen a high density project that doesn’t belong where it is that they didn’t like. Disgraceful.

i’m just confused as to how all the site work is being done already before approval??

I walked by today and didn’t see any work going on. The greenery was cut back but the house and yard are untouched.
